What is asphalt crack sealing and sealcoating?

Crack sealing is the process of placing an adhesive sealant into cracks on the asphalt surface. This will prevent the infiltration of water and other materials into the asphalt.


It is a cost-effective pavement preservation treatment that can greatly slow the deterioration and extend the life of the asphalt.


After the crack sealing is done, asphalt sealcoating is a process of applying layers of sealant over the asphalt. This will further protect the asphalt from water, elements and UV rays and will also enhance the appearance of the lot.


These services are very important in the maintenance of asphalt parking lots and driveways and will prolong their life.


Without this maintenance water will continue to infiltrate the cracks, making them bigger, causing potholes and causing instability in the soil as well. This will lead to major issues and costs $$$ - eventually causing a premature tear out of the whole lot and having to repave the whole lot.


Crack sealing and sealcoating should be done about every two years.
